When Does Your Home Insurance Cover Roof Damage?

Most standard home and contents policies in Australia cover sudden and accidental damage including:

  • Storm and wind damage
  • Hail damage
  • Falling trees or branches
  • Fire damage

What policies typically do not cover:

  • Gradual deterioration and wear over time
  • Maintenance-related failures (e.g. rusted gutters that were not maintained)
  • Pre-existing damage
  • Damage caused by lack of maintenance

Understanding this distinction is critical — insurers will scrutinise repair history when assessing your claim.

Step 1: Safety First

After a storm or impact event, do not access your roof without professional help. Damaged roofs are slip hazards, and during wet conditions, falls are the leading cause of serious injury on residential properties.

If water is entering the building, use buckets and plastic sheeting where possible. Document everything with your phone camera.

Step 2: Notify Your Insurer Promptly

Most policies require you to notify your insurer "as soon as reasonably practicable" after a loss event. In practice:

  • Notify within 24–48 hours of the damage occurring
  • Get a claim number
  • Ask specifically what documentation they require (photos, reports, quotes)

Important: Many policies have a "reasonable care" clause. If you delay notification and additional damage occurs (e.g. a growing leak damages ceilings and walls), the insurer may reduce your payout on the grounds that you failed to mitigate the loss.

Step 3: Temporary Emergency Repairs

Your policy almost certainly allows (and expects) you to arrange emergency temporary repairs to prevent further damage. Keep all receipts — these costs are typically reimbursable.

Emergency tarping, temporary patching, and structural bracing are all common. Call a licensed roof plumber who offers emergency services.

Step 4: Get an Independent Roof Assessment

Insurers will send their own assessor. This is a conflict of interest — the assessor is paid by the insurer and may minimise the scope of damage identified.

You are entitled to arrange your own independent assessment. A written report from a licensed roof plumber documenting all damage, including hidden structural damage, is invaluable in any dispute.

Step 5: Understand the Scope of Repair

Insurers typically cover "like for like" replacement. If you have a terracotta tile roof, they will cover terracotta tile replacement — not an upgrade to Colorbond unless a like-for-like replacement is genuinely impractical.

Key points:

  • Ask for itemised scope in writing
  • Verify that flashing, sarking, and battens are included where required
  • Confirm the contractor will comply with current building codes (NCC 2022), not just replicate the previous installation

Step 6: Choosing Your Repairer

Insurers often have a "preferred repairer" panel. You typically have the right to choose your own licensed contractor — but check your policy, as some "managed repair" policies restrict this.

If using a preferred repairer:

  • Verify they hold a current NSW Roof Plumbing Licence
  • Ask for a copy of the scope of works they have agreed with the insurer
  • Retain the right to have a second opinion on the scope

Common Claim Mistakes to Avoid

1. Delaying notification — reduces your claim window

2. Signing a "direction to pay" before understanding the scope — hands control to a contractor before you know what's included

3. Not documenting the damage yourself — take hundreds of photos

4. Not getting a second opinion on the insurer's scope — particularly for large claims

5. Confusing maintenance with storm damage — gutters that collapse in a storm may be declined if they were already rusted and non-functional
